We begin by translating the notes and insights gathered during your pre-consultation and feasibility study into a preliminary design concept – a working draft that brings your project to life for the first time. This concept is presented to you for review and feedback before anything is finalized.

We encourage you to engage with this stage fully. Your input at this point is invaluable – whether it’s refining a layout, adjusting the flow of a space, or reconsidering a design element entirely. No detail is too small. Once we’ve incorporated your feedback and aligned on a direction you’re truly excited about, our team develops the final design package. This comprehensive set of drawings and documentation captures every element of the agreed-upon design and serves as the foundation for the Construction Documentation phase that follows.

With the design finalized and your approval confirmed, our team shifts into the Construction Documentation phase – one of the most technically intensive and critical steps in the entire process. We prepare a comprehensive set of detailed construction documents that go far beyond what was captured in the design package. These documents are precisely drafted to meet the requirements of all necessary regulatory submissions, including site plan approval applications, building permit submissions, and any other approvals required by your municipality or governing authority.

Every drawing, specification, and detail is prepared with accuracy and compliance in mind to help move your project through the approval process as efficiently as possible. Beyond regulatory submissions, these documents serve as the complete technical roadmap for your project. Contractors use them to provide accurate, detailed pricing during the tendering process – eliminating guesswork and reducing the risk of unexpected costs – and to guide every stage of construction from groundbreaking to completion. The quality and clarity of your construction documents directly impacts how smoothly your project is built, and we take that responsibility seriously.

With your construction documents complete, our team conducts a thorough final review of all drawings and supporting materials before anything is submitted. Every detail is checked for accuracy, completeness, and compliance with applicable building codes and municipal requirements. A well-prepared submission is the single most effective way to avoid delays in the approval process. Once we’re confident everything is in order, we prepare and submit your building permit application package directly to the local municipality on your behalf.

Where your project requires additional planning approvals – such as a Committee of Adjustment application for a minor variance, a rezoning application, or site plan approval – we manage those submissions as well, coordinating with the appropriate departments to keep everything moving forward.

Throughout this stage, we act as your representative with the municipality, responding to any reviewer comments or requests for additional information to help move your application through the process as efficiently as possible.

With all permits approved and construction officially underway, our involvement doesn’t end – it simply shifts. Our team remains closely engaged throughout the construction phase, working alongside your chosen contractor to ensure the project is being built in accordance with the approved drawings and design intent.

We are available to answer technical questions as they arise on site, review and respond to contractor requests for information, and address any unforeseen conditions that require design input or documentation updates. If adjustments need to be made in the field, we work quickly to provide the clarity and direction needed to keep construction moving without compromising the integrity of the design. Regular communication between our team, your contractor, and you as the client ensures that everyone stays aligned and that any issues are resolved promptly and professionally.

Once construction is complete and your project is ready for occupancy, our team conducts a comprehensive post-construction walk-through with you to formally close out the project. This is a dedicated, unhurried review of the finished space – an opportunity to walk through every area together, assess the completed work against the approved drawings and design intent, and ensure that every detail has been executed to the standard you were promised.

Any items that require follow-up, adjustment, or clarification are documented and addressed before the project is considered complete. This final step is not a formality – it is our commitment to you that the project meets your expectations in every respect, and that you are walking away fully satisfied with the result.
