Feasibility Study and Zoning Research

Once the pre-consultation is complete, our team gets to work behind the scenes. Before a single line is drawn, we conduct a thorough feasibility study and zoning research to make sure your project is set up for success from the start. This involves a detailed review of applicable provincial building codes, local municipal zoning by-laws, and any site-specific restrictions that could affect your project — including setbacks, lot coverage limits, height restrictions, permitted uses, and more. If variances or special approvals are required, we identify them early so they can be factored into the plan rather than discovered as costly surprises mid-project.

This due diligence phase is what allows the design process to move forward with confidence, clarity, and no unexpected roadblocks.

Pre-Construction

Every project begins with an on-site pre-consultation meeting where we review your project scope, budget, and timeline. This meeting is designed to help us better understand your vision, define your needs and wants, and set clear expectations.

Design Development

Using notes from the pre-consultation meeting and feasibility study, our team prepares a preliminary design concept for your review. This gives you the opportunity to play an active role in the process before we deliver the final design package.

Construction Documentation

Once the design has been finalized and approved, our team prepares the detailed construction documents required for all necessary approvals – including site plan approval and building permit submissions – along with the full technical information contractors need to price and complete the project.

Permit Submission and Planning Approval

After a through final review of all drawings and supporting documents, our team will prepare and submit your building permit application package to the local municipality along with any additional planning approvals that may be required for your project.

Construction

When all permits have been approved and construction is underway, our team will remain closely involved your chosen contractor to offer support and address any questions that may arise.

Post Construction Walk-Through

Once construction is complete and your project is ready for occupancy, we complete a final walk-through with you to ensure everything meets your expectations and that you are fully satisfied with the finished result.
